Flooded Crawlspace Remediation in South Surrey, BC
Challenge
The home is a two story home on acreage built in 1991.
This 6000+ square foot home was up for sale. When a buyer made an offer, the inspector found excessive water in the crawlspace. The buyer and real estate agent then call Basement Systems Vancouver to come inspect the property. Upon arriving at the house, the crawlspace was under about 4 inches of water. There were signs of wood rot, due to excessive water on the pony walls, and also high relative humidity readings. The new home buyer wanted to be assured the crawlspace could be repaired to create a dry healthy home. Rob Currie went to work designing a system to keep the crawlspace dry and healthy all of the time.
Solution
The first step was to install 2 Super Sump systems with battery back ups. This will keep that crawlspace dry even during power outages. Once the standing water was removed from the crawlspace, our crews then went to work replacing over 70 feet of sill plates that had been rotted due to the water. After this was complete, there was over 330 feet of drain tile installed inside the crawlspace to ensure all moisture was directed to the sump pump systems. One of the final steps was to install the CleanSpace Crawlspace Encapsulation System to ensure that the crawlspace environment was sealed off from the earth below. We them installed a SaniDry Air System to ensure that the air in the home remains dry and healthy. Upon completion the new homeowners now enjoy a dry and healthy home with the added benefit of a couple thousand square feet of dry storage area.
